Landscaping for Romoland Properties
Romoland is not tract housing. In 1925 Pacific Mutual Life developed it as Romola Farms and sold off four to five acre ranches for figs and grapes. That is why the parcels here are still large and semi rural a hundred years later.
A big lot is a different job. Water has to travel further, pressure has to hold at the far end, and where it goes when it rains is a real question. Paul's Landscape Services is based in Menifee, and Romoland is part of the same city. One crew for the whole thing.
The Ground and the Lots in Romoland
The first post office opened in 1900 as Ethanac, and the farm subdivision came in 1925. Today Romoland is a community of 2,005 people spread across 2.644 square miles, and it became part of the City of Menifee when it formed on 1 October 2008.
Wide parcels, long driveways, room for the kind of yard you cannot fit on a tract lot, and a lot of front footage that has to look finished from the road.
The flooding is on record. Even after the Line A Storm Drain Channel was built, parts of Romoland are still a Special Flood Hazard Area, which triggers mandatory flood insurance. Ethanac Wash is named as a flood source, and the county plan puts Winchester and Romoland within the 100-year floodplains.

Why Romoland Yards Are Different
Three reasons, and they all come from this being farmland first.
Distance. A yard four times the size of a tract yard needs four times the thinking about water. One long line dropping pressure at the end gives you a green patch by the house and a brown patch at the fence. The answer is proper zoning and drip where it belongs.
Drainage. Ethanac Wash runs through this area and parts of Romoland are still a Special Flood Hazard Area. On a wide flat lot, water needs a route given to it. Grading, swales and drain lines are cheaper to put in while the yard is open.
Soil. Eastern Municipal Water District's watering schedule is built around the heavy clay soils common to the Inland valleys of Riverside County. Clay drinks slowly, so a sprinkler run flat out gives runoff across a big lot fast. Romoland is USDA zone 9b, average annual low 25 to 30 degrees, with summer highs near the mid 90s, so planting has to take heat and a cold snap both.

Romoland still reads the way Romola Farms laid it out in 1925: big parcels, open sky, the 215 close by. It is one of the four communities the City of Menifee was built from, along with Sun City, Menifee Lakes and Quail Valley.

My lot floods in the corner every winter. Can you fix it?
Usually, yes. On flat Romoland parcels the problem is almost always that the water has nowhere to go, so it sits. We grade it, give it a route and put in drain lines or a dry creek that can carry it. Ethanac Wash and the Line A channel handle the big flows, but what happens inside your fence line is yours to solve.
Is my property in a flood zone?
Portions of Romoland are still designated a Special Flood Hazard Area even after the Line A Storm Drain Channel was built, and the county area plan puts Winchester and Romoland within the 100-year floodplains. Whether your specific parcel is in it is a question for the city and your insurer, not for us. What we can do is build the yard so water leaves it properly.
Can you irrigate a Romoland yard this big without a huge water bill?
That is the whole point of zoning it correctly. Drip on beds and shrubs, sprinklers only where there is actually lawn, and a controller that shuts off when it rains. Add drought tolerant planting on the outer areas and you cut the biggest watering zone out of the bill entirely.
Do you do the planting as well as the irrigation?

Will drought planting look bare on a big lot?
Not if it is planned. The rebate program itself requires at least three plants per 100 square feet, so a qualifying yard is planted, not just rocked over. Mixed shrubs, a few trees and a dry creek line give a large parcel structure instead of an empty gravel field.
